Who needs to fill out an application?
Each occupant who is 18 years of age or older.
Is there an application fee?
There is a $45 non-refundable fee per applicant.
How much is the security deposit?
The security deposit is equal to one month’s rent, unless otherwise noted.
Will you do a background check?
All applicants will have credit and criminal background checks completed.
Do you check rental history?
Rental history is verified with current and past landlords.
What are the income requirements?
Applicants must have verifiable income of 3.5 times the monthly rent. Tax returns are used to verify income for self-employed individuals.
When will I hear back about my application?
Generally, it takes up to a week to process an application.
What are some common reasons for denial?
- Insufficient income or income that cannot be verified
- Account(s) in collections
- Money owed to a landlord or utility company
- Evictions within the past 5 years
